Welcome to Centurion Short Stays. These Terms and Conditions apply when you access our website, make a booking, stay at one of our properties, or use our accommodation services.

By using our website or making a booking, you agree to these Terms and Conditions.

1. About Us

Centurion Short Stays is an accommodation provider offering high-quality short-stay accommodation in major cities. Most of our accommodations are owned by the business, allowing us to maintain strong control over quality, presentation, cleanliness, and guest experience.

In these Terms, “we”, “us” and “our” refer to Centurion Short Stays.

2. Bookings

Bookings may be made through our website, by email, phone, third-party booking platforms, or other approved channels.

A booking is not confirmed until we have accepted the booking and received any required payment, deposit, bond, or valid payment details.

We reserve the right to decline or cancel a booking where:

  • payment has not been received;
  • guest details cannot be verified;
  • the booking appears fraudulent or suspicious;
  • the booking breaches these Terms;
  • the accommodation becomes unavailable due to circumstances beyond our reasonable control.

3. Guest Information

Guests must provide accurate and complete information when making a booking, including full name, contact details, number of guests, and any other information reasonably required.

We may request identification before check-in. Failure to provide valid identification may result in cancellation of the booking.

4. Payments

All prices are displayed in Australian dollars, unless stated otherwise.

Payment terms, including deposits, balance payments, cleaning fees, service fees, security bonds, and other charges, will be shown at the time of booking or communicated before confirmation.

You authorise us to charge your nominated payment method for:

  • accommodation charges;
  • cleaning fees;
  • booking fees;
  • security bonds;
  • damage, missing items, or excessive cleaning costs;
  • cancellation or no-show fees where applicable;
  • any other agreed charges.

5. Security Bond

We may require a security bond before check-in. The bond may be used to cover damage, missing items, excessive cleaning, breach of house rules, unauthorised guests, smoking, parties, noise complaints, or other losses caused during the stay.

If no issues are identified after checkout, the bond will be released or refunded within a reasonable time, subject to bank or payment provider processing times.

6. Check-In and Check-Out

Check-in and check-out times will be confirmed with your booking.

Unless otherwise agreed in writing.

Late checkout may incur additional charges and is subject to availability.

Guests must follow all check-in instructions provided by Centurion Short Stays.

7. Guest Responsibilities

Guests must:

  • treat the property with care and respect;
  • comply with all house rules;
  • keep the property secure;
  • report any damage, maintenance issue, or safety concern as soon as possible;
  • avoid disturbing neighbours or other guests;
  • leave the property in a reasonably clean and tidy condition;
  • comply with all applicable laws, building rules, strata rules, and local regulations.

8. House Rules

The following rules apply to all stays unless we agree otherwise in writing:

  • No parties or events.
  • No smoking or vaping inside the property.
  • No illegal activity.
  • No excessive noise.
  • No unauthorised guests.
  • No pets unless approved in writing.
  • No tampering with smoke alarms, security devices, locks, or building equipment.
  • No damage to the property, furniture, appliances, linen, or fittings.

A breach of house rules may result in immediate termination of the stay without refund, additional charges, loss of bond, and/or removal from the property.

9. Number of Guests

Only the number of guests listed on the booking may stay at the property.

Additional guests are not permitted unless approved by us in writing. Extra guest charges may apply.

10. Cleaning and Property Condition

The property will be provided in a clean and presentable condition at check-in.

Guests are expected to leave the property reasonably clean and tidy. Additional cleaning fees may apply for excessive mess, stains, rubbish, odours, or failure to follow checkout instructions.

11. Damage, Loss, and Missing Items

Guests are responsible for any damage, loss, breakage, missing items, or additional cleaning caused by themselves, their visitors, or any person they allow into the property.

We may charge the guest for repair, replacement, cleaning, administration, and associated costs.

12. Cancellations by Guests

Cancellation terms may vary depending on the property, booking type, rate, season, and booking platform.

The applicable cancellation policy will be shown at the time of booking or provided before confirmation.

Where a cancellation fee applies, it will be calculated in accordance with the booking terms and applicable law. Under Australian Consumer Law guidance, cancellation fees and deposits should generally not be excessive and should reflect reasonable costs or losses associated with the booking.

13. Cancellations by Centurion Short Stays

We may cancel or relocate a booking where necessary due to circumstances such as:

  • property damage;
  • emergency repairs;
  • safety issues;
  • building access restrictions;
  • sale or unavailability of the property;
  • legal or regulatory requirements;
  • events outside our reasonable control.

Where possible, we will offer suitable alternative accommodation or a refund for the affected portion of the booking.

14. Refunds and Australian Consumer Law

Nothing in these Terms excludes, restricts, or modifies any rights you may have under the Australian Consumer Law.

If accommodation or services do not meet consumer guarantees, guests may be entitled to a remedy, which may include repair, replacement, refund, cancellation, or compensation depending on the circumstances.

15. No-Show

If you do not arrive for your booking and have not cancelled in accordance with the applicable cancellation policy, the booking may be treated as a no-show.

No-show charges may apply, including loss of deposit or the full booking amount, depending on the booking terms.

16. Changes to Bookings

Requests to change booking dates, guest numbers, property type, or length of stay are subject to availability and approval.

Additional charges may apply for booking changes.

17. Property Access

We respect your privacy during your stay. However, we may access the property where reasonably required, including for:

  • emergency repairs;
  • maintenance;
  • safety inspections;
  • suspected breach of house rules;
  • legal or building management requirements.

Where practical, we will provide reasonable notice before entering the property.

18. Maintenance and Repairs

Guests must report maintenance issues as soon as possible.

We will take reasonable steps to address maintenance issues during the stay. However, some repairs may depend on contractor availability, parts, building management access, or external service providers.

No refund or compensation will be provided for minor issues that do not materially affect the stay.

19. Utilities and Internet

Where utilities, Wi-Fi, appliances, air conditioning, heating, lifts, or other services are provided, they are subject to availability and may be affected by external providers, building issues, maintenance, or outages.

We are not responsible for interruptions outside our reasonable control but will take reasonable steps to assist where possible.

20. Personal Belongings

Guests are responsible for their own belongings.

We are not liable for lost, stolen, or damaged personal items unless caused by our negligence or breach of law.

Items left behind may be returned at the guest’s cost. Unclaimed items may be disposed of after a reasonable period.

21. Website Use

You agree not to misuse our website, including by:

  • attempting to hack, disrupt, or damage the website;
  • uploading viruses or malicious code;
  • copying website content without permission;
  • using the website for fraudulent activity;
  • making false or misleading bookings.

We may restrict or block access to our website if we believe these Terms have been breached.

22. Website Information

We aim to ensure that property descriptions, photos, pricing, and availability are accurate. However, details may change from time to time.

Photos are provided as a guide and may not always show the exact layout, furniture, view, or styling of a specific property.

23. Third-Party Booking Platforms

If you book through a third-party platform, such as an online travel agent or booking marketplace, their terms and conditions may also apply.

Where there is a conflict between these Terms and the third-party platform’s terms, the platform terms may apply to the extent relevant to the booking process, payment handling, cancellation rules, or dispute process.

24. Privacy

We collect and handle personal information in accordance with our Privacy Policy.

Personal information may include your name, contact details, identification, payment information, booking details, and communications with us.

Australian privacy guidance states that a privacy policy should explain in clear language how personal information is handled, and organisations covered by the Privacy Act must have one.

25. Liability

To the maximum extent permitted by law, we are not liable for:

  • indirect or consequential loss;
  • loss caused by events outside our reasonable control;
  • loss caused by guest negligence or breach of these Terms;
  • interruptions to utilities, internet, building services, or third-party services;
  • loss or damage to personal belongings.

Nothing in these Terms limits any rights that cannot legally be excluded.

26. Behaviour and Removal

We may terminate a stay immediately if a guest or visitor:

  • causes damage;
  • threatens staff, neighbours, contractors, or other guests;
  • engages in illegal activity;
  • creates excessive noise;
  • breaches building rules;
  • hosts a party or unauthorised event;
  • breaches these Terms or house rules.

In these circumstances, the guest may be required to leave immediately and may not be entitled to a refund.

27. Force Majeure

We are not responsible for delays, cancellations, loss, or failure to perform caused by events outside our reasonable control, including natural disasters, fire, flood, pandemic, government restrictions, utility outages, building closures, strikes, emergencies, or major technical failures.

28. Intellectual Property

All website content, including text, images, branding, logos, graphics, and layout, is owned by or licensed to Centurion Short Stays.

You must not copy, reproduce, distribute, or use our content without written permission.

29. Changes to These Terms

We may update these Terms and Conditions from time to time.

The latest version will be published on our website. Continued use of our website or services after changes are published means you accept the updated Terms.

30. Governing Law

These Terms are governed by the laws of Victoria, Australia, unless another jurisdiction is required by law.

Any disputes will be handled by the courts or tribunals with jurisdiction in Victoria, Australia.
